Last Wednesday, City People Publisher, SEYE KEHINDE and Assistant Editor, SUNDAY ADIGUN got him to talk about the success secrets of his real estate company. Below are excerpts.
When you sit down to talk to Dr. Harrison Agboifoh about Real Estate business you will instantly know that he understands the business inside out. He is on top of his game. He not only understands the supply side of the business, but he also knows a lot about the demand side. He knows how the industry runs and what can be done to make it run more effectively.
What has made it easy for him is his solid academic background in Finance & Accounting? He is a great man of figures. He was also a seasoned banker before he called it quits to go into real estate. So, he knows how to manage his costs and deliver on his promise.
Dr. Harrison Agboifoh had his first degree from Lagos State University where he had first class in Accounting. He has an MBA from Obafemi Awolowo University. He has a certification course from the Harvard Business School on Project Management.
He spent a decade in the banking industry before he actually went into real estate? How did he get into real estate? “I have always wanted to be in real estate,’ he explained. “I didn’t go into real estate by mistake. It was something born out of passion. I have always liked real estate since I was a kid. I love looking at architectural designs. I love looking at the photos of good houses but I never knew how I would go about it. I come from a humble background. So, I had to go and source for finance because the money is not there. So, I went into the banking industry. But I have always known what I wanted to do”.
When did he start Real Estate? “I started Real Estate in 2012”, he revealed. “That was when I started Landmark, and I have been in business for about 7 years. Within the 7 years, we have done a lot. We have had to surmount a lot of challenges. We have been up and down. We’ve really seen a lot of people come into the business and crashed out. One thing about Landmark that has kept us going is Integrity. We don’t joke with our Integrity. That is our watchword. Integrity and we deliver. Many people rush into this business thinking there is big money to be made. They come in face challenges and rush out again. Yes, there is money in real estate but I tell you that you have to be patient enough before you hit the gold in the business. You can just come in 2 to 3 years and think you can make the big money. That is what has been happening. That is what has been the problem in real estate in this part of the world. There is a lot of fake people coming in, with different mindsets. They come in to want to make money. Our problem in real estate now is that people have been duped. For most of them, delivery on their promise is a problem. They promise a lot and they don’t deliver. We have been facing this kind of problem for years, but we have been able to convince our clients that Landmark is really different. We tell our clients about our past record. It has not been easy. But at the same time, God being on our side we have been able to pass through the dark period. One of the problems facing the industry is that there is a lot of quacks. Those are the people that are making the business to be very tough for us. They will come, they will promise to deliver off sale plan and not deliver. There is nothing wrong in doing off sale plan. Basically, its done all over the world. When you want to make money in real estate, you will go in, you will buy off sale plan when it is ready the worth of the building will have appreciated”.
How can the government help you, developers? “On the side of the government, they really need to do their own part. They need to partner with property developers. The business is capital intensive. There is a whole lot government can do. I think the government can actually give a Construction loan like a single digit because it is actually capital intensive in Nigeria. We are trying to bridge the gap in housing deficit in Nigeria. Nigeria is an emerging country and you know what an emerging country is. As the population keeps growing, there is a need for houses. So the government should come up with a construction loan. It should also create an enabling environment, whereby we will be able to play our own role effectively.
