The real estate sector in Oyo State, especially Ibadan, the capital city, is currently experiencing what could best be described as a mega boom. Thanks to the few investors who saw the vision years back and keyed into it by contributing their quota to the development of the sector. Kudos also to the Governor Seyi Makinde-led administration in the state for creating an enabling environment for the sector to blossom.
Not only has Makinde’s administration created an enabling environment, it has embraced some investor friendly policies, and as well gone into partnerships that have really helped in bringing about the unprecedented developments in the sector. This has also created room for options for those who are interested in both luxury and low cost estates. Its also explains reasons for the many real estate projects (both completed and ongoing) all over the place.
There are developments and construction projects springing up almost everywhere in Ibadan presently. New estates, shopping complexes and other projects are springing up on a daily basis. From Akala Expressway to Oluyole, Ring Road, Jericho, Bodija, Basorun Ojoo, Akinyele, Ibadan-Gbogan Road, even up to Ibadan-Iseyin Road, there are developments everywhere. In fact, it has been a great time for both the property owners and developers. The situation has also created job opportunities, encouraged and attracted fresh investors. Owner of the popular Agidigbo FM in Ibadan, Alhaji Oriyomi Hamsat, we learnt is now into real estate. Ademola Ajibola, CEO MAYA Realhomes Limited is presently developing ISABELLA Courts on the Ibadan-Iseyin Expressway at Moniya. So also are several others who have made their presence known in the sector. AARE ADETOLA EMMANUEL-KING
Emmanuel-King’s Adron Homes and Properties is a game changer as far as the real estate in Ibadan is concerned. He totally changed the narrative even though not many gave him the benefit of doubt initially. In fact, his kind of marketing strategy was largely criticized. Especially the inducement tactic where potential customers are offered free gifts such as cow, ram, rice, vegetable oil, etc, depending on the number of plots of land bought. He also introduced the installment payments package.Today Adron is, arguably, the biggest player in the industry with offices scattered all over Ibadan and some other towns in the state. Otunba Olumide Osunsina, is the Managing Director of Megamound Investment Limited. His Carlton Gate Estate needs little or no introduction in the sector. Osunsina, is one of the biggest players in real estate not only in Ibadan but in Nigeria. He has his estates scattered all over Ibadan, Abuja, Lagos and other parts of the country. Osunsina also plays big in the hospitality industry. He’s one of those who really opened the eyes of many people to the potentials of real estate in Ibadan. He took the risk many years ago by investing in the sector even when several others couldn’t dare it. His Carlton Gate Estate at Kolapo Ishola GRA area of Akobo in Ibadan is massive. So, also, are the phase 1 and phase 2 of his Carlton Gate Hotel.
MOGAJI ABDUL-JELYL ADEKUNLE KARHEEM
Adanla, as he’s popularly called, is the CEO of Afia Construction and Building Engineering Limited. He took the sector by storm some years ago when he developed and delivered Afia Court inside Aerodrome G.R.A, Samonda, Ibadan. He has since registered his presence in the sector with his Afia Homes and Properties. He’s presently working on Lateef Oyelade G.R.A in partnership with the Oyo State government. Lateef Oyelade GRA, located off Ring Road Ibadan, next to Omololu Olunloyo G.R.A, is a mega project. Work is also at an advanced stage on Adanla’s personal project within the G.R.A. The project, named Afia Apartments Ring Road, Ibadan, is a development of 24 units of 2 bedrooms apartments. Not only has Afia Construction made a name in the industry as a developer, it prides itself as the only indigenous construction company in Ibadan.
WEMABOD
Wemabod Limited is a subsidiary of Odu’a Investment. So the name is an established one in the real estate sector in Nigeria. The company is not only into property development but also property management, real estate brokerage and project management. Wemabod plays big in Ibadan real estate sector as much as it does in other places across the country. The company is also into partnerships with some other real estate developers in Ibadan.
ENGR. YINKA OWODUNNI
Owodunni is the Managing Director/CEO of Allianz-West Africa Offshore Limited. His company recently developed and delivered Engineer Lere Adigun G.R.A., located at Basorun area of Ibadan. The project was executed through public-private partnership arrangement between the Oyo State Government and Allianz West Africa. As a result of the timely delivery, the company has won another mega project. The project named Yekinni Adeojo Government Residential Area (GRA) is located at Oluyole Local Government Area of Oyo State. Allianz West Africa, is to develop the 50-Hectare Yekinni Adeojo GRA, Oluyole, Ibadan using private funds and also manage the GRA, on behalf of future residents and Oyo State government for about 25 years.
ENGR. IDOWU LAMIDI
The Oyo Prince, Idowu Lamidi is the Chairman of Dollar Construction Nigeria Limited. The company started in Abuja and spread into Ibadan about four years ago. Not only has the company made it’s presence felt within that short period, it has won many awards and recognition for being part of the few that are changing the narratives in Ibadan real estate. Dollar Construction prides itself as a company that has been providing serene and affordable housing in Ibadan.
The Dollar Estate in Jericho, Idi-Ishin, the second estate, Aeroview at Samonda, and the third project, Dollar 3, at Alafara, Ibadan are testaments to the company’s success story. Dollar Construction, is also into roads construction and facilities building.

In September 2012, the company executed a groundbreaking project and its flagship estate in Ibadan Known as Legacy Estate at Kolapo Ishola GRA, Ibadan, The Phase 1 of Legacy Estate consists of approximately 5 hectares and 52 plots with 3 bedroom bungalows. The Phase 2 was also developed in the same pattern. Ololade Abuta, is one of the few successful female real estate developers around. She has successfully developed and delivered several luxury homes in both Lagos and Abuja. Abuta’s Gracias Global Properties is now in Ibadan. In fact, she has come to Ibadan real estate market with a bang. She has three estate. Over 2000 plots of her land are already sold out. MKH, is making a huge statement with his luxury and affordable estates across the state. MKH City, Olunde, MKH Parkview Estate, Ido-Eruwa Road, Ibadan, have recorded a tremendous success. Another of his estate projects is Primehood Estate, located at Otunla Community, Off Akaran Road, Ibadan. The MKH City at Olunde, is said to be about 2 billion naira project.
DEJI ADEOYE
Adeoye is the CEO of Finebricks Properties & Investment Limited. His company is a well established real estate company in Lagos. Some of his groundbreaking projects include IVANNA Court, Sherwood Court, and the remarkably successful Pearl Gardens, which recorded an unprecedented success. Adeoye, is now making a great mark in Ibadan. His Noblesville Estate, is making waves. Noblesville, is a luxury apartment, strategically located and adjacent to Lead City University, along Lagos-Ibadan Expressway, Ibadan.
