In the Lekki/Ajah axis of Lagos, there are very many posh estates that celebrities are crazy about. Many of them, if not all, are gated. They are well laid out with modern facilities and infrastructure.
Seven years ago, a Lagos Lawyer-turned Realtor, Nonso Onny-Ezeh, predicted that the Lekki-Epe axis would grow big. Her predictions were as follows:
- That in about a decade to come, real estate developments along the Lekki corridor would hit Ikorodu by Epe Junction.
- That with the coming of the proposed 4th Mainland bridge, dualisation of the existing Lekki road, construction of the coastal road, the coming of the LFTZ, second Lagos Airport at the Lekki axis, the commissioning of the Ogun State dry cargo airport at the Shagamu interchange and with rapid estate developments along that axis, Lagos State and Ogun State boundaries would overlap, at the Epe/Ijebu- Ode axis by 2025.
- That the proposed second Lagos airport at the Lekki corridor would be a reality by 2030, as such Lagos would have two distinctive airports as PHC with its International Airport Omagwa/NAF Base • That the development of the new town at Lekki, will strip Ikoyi and Victoria Islands of their elitist class status as Lekki will emerge the new Dubai, with better modern structures, light rail, new amenities and infrastructure.
Come 2017, most of her predictions have come to pass. For instance, in 2010, she identified about 150 Residential estates that existed within the Lekki/Epe Corridor. Now, it has increased close to 500. At that time, they were as follows:

That was then. Right now, the number has increased to over 500 residential estates. All these has made Lekki/Epe corridor one of the fastest-growing areas in Lagos, with a sub-region that comprises a naturally formed peninsula on the Atlantic Ocean of Lagos City and on the Lagos Lagoon The peninsula is approximately 70′ to 80km long, stretching from Victoria Island on the West to Refuge Island on the East, with an average width of 10km.
It has been predicted by many that the Lekki Peninsula vicinity would be one of the best places to Live and Work, with all the new upgrades and coming amenities and infrastructure.
“Right now, there are many posh estates in different categories of budgets, “explained Nonso, who operates in the Lekki/Ajah axis. Though, everyone simply calls her Nonso, her real name is Mrs. Chukwunonso Onny-Ezeh. “If your budget is under N8million, I would say you should look at Adron Homes project in the Lekki free Trade Zone. Adron is doing a good job in that axis.
I would say Emerald Bay is another estate to look at. Emerald Bay is a new estate being done by the Gbadamosi’s. The firm built Amen Estate. It’s a developer that has a proven track record. There is also Mixta Nigeria, a Real Estate company. It has developed Mixta Estate. It is also very good. It has Townville, it has Addisa, Beach wood.
“For me now, their estates are the best because they are one of the few estates that stayed dry throughout the flood season. And that’s a big deal. That is because they have firm and covered drainages that don’t overflow. It does not have gutters, it has drains covered with mesh and grill. It’s located after Lagos Business School. The Estate is called Addisa Plain Field Estate. Land is selling for N10.3 million for a plot of 450 square metres and you can pay over 18 months. You can pay by installment”.
“It also has Beachwood Estate, which sells a plot for about N13 million. It also has Townsville Estate, which sells a plot for N6million. It’s 450 Square Metre”.
“Their top estate is Lakowe Lake where you can get a plot for N50million. The 4 estates along the Lekki corridor that stay dry during the flood. When you talk of Land, plots at EmeraldBay goes for N9million per plot when they were on promo. An empty plot costs N.4.7.
One of the attractions of Lekki is that you can find empty plot to build whatever structure you want. You can build your villa yourself.”
“Second, is that you can buy property that has been built for various amounts. You can buy bungalows. You can buy flats in Lekki that starts from N8million and goes as high as N100million Lekki also has many starter homes. Homes that have I-bedroom flats or 2-bedroom flats”.
“Lekki is more dynamic in terms of what it can offer. You can buy a one-bedroom flat for your son, who just came back from school abroad. You can find a 2-bedroom for a couple who are just starting life. Lekki also has 3-bedroom and 4-bedroom. You can also find Terrace and Town Houses, it’s very popular. It’s the kind of houses people are used to living in abroad.
They are designs, which started to take a strong hold in the past 1-10 years. Lekki can offer you more in terms of fully or semi-detached flats of various sizes or space to build your own with decent and comparable infrastructure. And now, some developers are offering you the opportunity to buy your house as Shell or finished. There is a place you can plant a 2-bedroom flat for N8million in Lekki.
You can also buy the same flat for N12 million. N8million such that, they will do everything, plus the piping, but they are not going to do inside. You will do the tilling and painting, and finishing basically. What really takes money in building is the finishing, not the superstructure. If you take away the cost of the land, which is very expensive, the super structure is cheap. It’s block work, cement sand, labourers work. The only expensive thing in superstructure is the Iron rods.
“It’s is easy to go up, then you roof. That is where the wahala starts. Finishing is where you spend much, when you start to buy the toilet seats, the tiles, the paints, do the POP, the sanitary aspects, then the kitchen. There are fitted kitchens that can cost N5 million, for just the Kitchen cupboards.
“Most of the flats, apartments are new. Some are ongoing, newly built. Some developers give you what they call Developer’s Mortgage big way of installment payments. This house you want to buy is N35million, start paying by instalment. It starts from 10% 15% to 20%. You can pay the balance over time. It’s a combination of factors that make people look towards Lekki.
“There are premium estates along that corridor too. After the widely successful Lekki Phase 1, when people saw how successful it was and after Lagos State redesigned and released the Lekki Master Plan about 3 years ago, many began to look in that direction”.
“Why many like Lekki axis is because it is well thought out, it is well laid out. After the Lagos government released the Lekki Master Plan, a few Islands came up, new development such as Orange Island, which was successful, though still ongoing.”
“There is the Imperial Business District, the smart business district, emerging from the Elegushi waters, off freedom way. There is also the highly acclaimed, very interesting Chevron Twin Lakes Estate, the Southern wing is being sold. The Northern wing is completely sold out.
“The 1st part of the Chevron Twin Lake was done by Julius Berger; the 2nd part will also be done by Julius Berger. So the estate is 100% guaranteed. They are the Masters of Infrastructure.”
“When JB moves, good work is done. This is one of the few residential estates that JB is involved in. The Twin Lakes has much infrastructure on ground such as the Independent Power Station, the sewage evaporation system as you have in Sugarland in Houston, Texas, the well-laid out plots and water drainages. It is one of the estates that are never going to have overhead poles or cables.
“Everything is cabled underground.
“It is on sale now, alongside Imperial Business District and so also is Mayegun Beach Estate that is also coming by Jakande.
“Application forms are out. The Brochures are also out. Lakome Estate is also good, which is the only estate that has a mini Golf course.
“That is the beauty of Lekki. So, you can live in an estate where you will make up and say my meeting today will be at the Golf course. So, we are going to play Golf and have breakfast and coffee. The Estate has been fully operational for the past 2 years. It is actually giving Ikoyi Golf Club a run for its money. Imagine living in an estate that have a Golf course.
“Along the Lekki axis, because of the level of development and traffic movement, it has given developers an opportunity to give their creativity the freedom it needs. So, you have high houses, wider houses, estates where you can work, live, and play. Some are of mixed uses. Some have residential areas and recreational areas. Most of the estates have minimarts”.
City People gathered that Lakowe Lakes Golf and Country Estate is designed as an exclusive, secure and serene haven located some 25 minutes outside the bustling business centre of Lagos.
The development occupies a land area of roughly 308 hectares, and overlooks a 55 hectare man-made lake. The estate comprises a pristine 18-hole golf course and club house with sports facilities such as swimming pool, squash, tennis and badminton courts.

The Estate is covered by a Deed of Assignment in favour of CNCPFA, dated the 19 May 1999 registered as No 75 at page 75 in Volume 2026 of the Land Registry at Ikeja, Lagos State. Pre-Launch price N125,000 per sqm, while the post launch price is N150,000 per sqm. You can spread payment over 18 months.
The Maiyegun Beach Estate (MBE) is a premium residential development on approximately 50 hectares of land, with Pristine beach frontage, located by the prestigious Atlantic Ocean Coastline. Maiyegun Beach Estate is around Shoprite Circle Mall, near Eleguishi Beach, besides UACN’s Romay Gardens and Goshen Beach Estate. Pre-launch price is N125,00-per square meter, while Post-launch price is N150,000 per sqm. Payments is allowed over 18months.
One estate that is attracting much lot of attention is Mercyland Delight Estate. Mercyland 1 is located at Elemoro. It is sharing boundary with the Jehovah’s Witness Camp and the Golf course. A plot there goes for N5 million currently. There are just about 8 plots left for sale. Then there is Mercyland 2 Estate at Akewusola, directly at the main entrance of the Lakowe Lakes (the new Lagos Golf course).
It goes for N10 million now and they have 4 plots left for sale. Mercyland 3 Estate is directly facing the Golf course on the Adeba side of the Golf. It goes for N4m. the main estate is completely sold out, but it has about 6 plots at the annex for sale. The title for Mercyland 1& 2 is the Lagos State official gazette or with Governor’s Consent, while Mercyland 3 is a global C of O. It is after these 3 that the owners started the firm Estate and Mercyland Delight Estate.
There is also Residence De La Paix (RDP) at km 35, Lekki-Epe Expressway, Ibeju-Lekki. There you can pay a deposit as low as N1.450m for a 2 bedroom & N1.8m for a 3 bedroom. RDP Apartments is 40 mins to Exxon Mobil House, 40 mins to Lekki/Palms/Admiralty Toll, 32mins to Circle Mall, Jakande, 30mins to Victoria Garden City Gate, 23mins to Pan African University/LBS, 9 mins to Farapark Estate, 9mins to Crown Estates, 4 mins to Lakowe and 3 mins to Mayfair Gardens.
The developer of the estate is MIXTA Nigeria. RDP offers an outstanding choice of quality, 2 and 3-bedroom apartment, are complemented by open areas, community and leisure amenities. Each apartment offers adequate space, light, comfort & security. RDP is a mixed use estate located adjacent to Adiva Plainfields. His modeled after Residence De La Paix (RDP) in Senegal. It is an affordable, well planned, mixed –use estate nestling in a secure neighbourhood with its own amenities including roads, power and water supply systems.
There is also Marion Court at Ikate, Eleguishi, Lekki. It is an estate developed away from the busy Lagos traffic in a beautiful corner of Lekki. It’s made up of 3- bedroom luxury apartments. 3 blocks of 3 Bedroom flats. Each block has 8 flats and on the whole, has 24 units. Each unit comes with fully furnished ensuite rooms, spacious living and dinning area, fitted kitchen, dedicated parking and maids room. Prices from N45 million per unit.
Fara Park Estate is also good. It is located at Km33 Lekki-Epe Expressway (next to crown estate). It is a 15 hectare residential estate comprising 305 exquisitely finished housing units and a commercial zone, set in a serene communal environment suitable for middle and high income families. The estate which is currently about 80% occupied is about 22 kilometres from VI and Lekki Phase I. The remaining, approximately 20% is being good as shells and service plots. Fara Park offers its residents paved roads, drainage, water, power, pedestrian walkways, professional facilities management security, sports and recreational facilities, shopping centres such as gardens and children’s play ground. How about Adiva Plainfields.
Its at Kem 35 Lekki/Epe Expressway. Adiva is a gated residential community, which offers attractive homes and serviced plots to prospective buyers, Prices from N8.9m.
There is also Beach now Estate at Km 35 Lekki Epe Expressway (after Greensprings School). It is a gated residential community, which offers attractive homes and serviced plots to prospective buyers. Prices from N8.9m for 450 sqm.
There is also Sapphire Gardens Estate located immediately after Greensprings School/Coscharis Auto Centre along Lekki Expressway. It is arguably one of the fastest growing and most sought after neighourhoods in the country. The first phase of the project comprises 206 units of hybrid houses (flats, terraces, semi-detached and detached houses) and serviced plots with state-of-the-art- infrastructure. Prices from N25,000 per sqm.
There is Victory Estate at Ibeju Lekki, it has close proximity to LFTZ and Dangote Refinery, made up of serviced plots of land outright purchase N2.5 million. You can pay N2.7 million installmental price (Pay initial deposit of N200,000 and monthly make a payment of N70,000.
There is also Portview Estate, Ibeju Lekki, a fast growing mixed development area, in close proximity to LFTZ and Dangote Refinery. It offers many serviced plots of land. Plot size is 600 sqm. Outright payment is N5 million.
There is Townsville Extension Estate. Following the success of the first phase of Townsville Estate, ARM Properties is now offering new plots for purchase in the Townsville Estate Extension.
Townsville Extension Estate is a gated layout development (with no infrastructure), located within the Lagos New Town area.
Sharing a boundary with Adiva Plainfields, the project is strategically located to benefit from the ongoing upgrade & expansion of the Lekki/Epe expressway and other developments by ARM Properties in that vicinity. Then there is Townsville Estate II along Lekki/Epe Expressway. It is a secured and gated expanse of land with no infrastructure. It shares boundary with Adiva Plainfields and Beachwood estate, which goes for N8. Townsville Estate 11 sells for N4. 485m. The Phase I was sold out.
