Unveiling 5 New Luxury Estates In LAGOS

  • Where The Super Rich Live

Do you know that there are five luxury housing estates in Lagos where the super-rich rush to live? You must be extremely wealthy to afford living inside some of these estates.

These estates are highly private, have a serene environment, and the ambience is top-notch. In fact, all these estates are fairly new and feature unique qualities similar to those found in advanced countries like Dubai, the USA, etc.

When you talk about top housing estates today in Nigeria, Banana Island estate and Parkview estate are the benchmarks for many other estates in Nigeria. However, in this story, we explore estates that surpass them in terms of organization, beauty, security, and architectural design.

This week, City People’s ISAAC ABIMBADE presents to you five luxury estates where the super-rich Nigerians love to live.

SHORELINE ESTATE

The first on the list is Shoreline Estate, an ultra-exclusive, gated luxury waterfront community located off Onikoyi Road near Banana Island in Ikoyi, Lagos. Known for extreme privacy, tight security, and high-value reclaimed serviced plots, real estate prices here routinely run into hundreds of millions or billions of Naira (starting well north of $3 million for luxury villas). While Banana Island remains widely famed as Nigeria’s most prominent billionaire, high-profile address, real estate insiders and developers often rate Shoreline Estate (located adjacent/nearby in Ikoyi) as more hyper-exclusive and superior in specific luxury metrics. Shoreline Estate features a tightly restricted number of upscale homes (fewer than 70 total properties), avoiding the higher-density multi-family apartment complexes and commercial-leaning pressures found in portions of Banana Island. Zoning laws strictly permit only single-family luxury dwellings and custom mega-mansions, ensuring zero subdivision into high-traffic blocks of flats. Because it is smaller and largely kept under-the-radar by its high-net-worth residents, it offers an ultra-private, shielded environment with more intensely controlled access points compared to the heavily scrutinized public profile of Banana Island. Reclaimed waterfront plots and finished smart-mansions in Shoreline command staggering valuations—frequently scaling past N3.1 million to N5 million per square metre, pushing baseline entry prices for houses well north of $3 million to $5 million.

COWRIE ESTATE

Cowrie Creek Estate is an ultra-luxury, gated waterfront community located off Spar Road in Ikate, Lekki, Lagos. Spanning over 43 hectares along the Lekki Lagoon creek, this prestigious neighborhood features high-end infrastructure, individual contemporary architecture, and top-tier security. This estate is central in Lekki and can also be said to be within the Lekki Phase 1 axis. This estate is newly established, but it is highly exclusive to the rich and prominent Nigerians who desire comfortable and luxurious homes. It is situated in Ikate, Lekki, offering fast access to Lekki Phase 1, Victoria Island, and the Lekki-Epe Expressway. The properties primarily include 4 to 5-bedroom luxury detached and semi-detached duplexes featuring extras like private swimming pools, cinemas, elevators, and rooftop terraces. Prices of houses generally range from roughly N800,000,000 to over N1,200,000,000, depending on the size, furnishing, and exact finish of the home.

Spanning approximately 43 hectares, the estate was conceived in 2007 as a private-sector-led real estate investment by the Nigeria Liquefied Natural Gas (NLNG) Cooperative Society, but attention was shifted there just about 10 years ago. It was developed with the vision of becoming one of Nigeria’s model estate developments, showcasing best practices in infrastructure, urban planning, and community living. Built to global standards, Cowrie Creek is designed to offer homeowners a well-organized, secure, and serene environment. A key feature of the estate is its waterfront positioning—situated along the Lekki Lagoon creek. From inception, Cowrie Creek has attracted discerning buyers and investors who value exclusivity, strong infrastructure, and proximity to Lagos’ central business hubs. Today, it stands out as one of the most desirable and upscale estates in Lagos. However, land spaces are very limited, and the estate is almost completely built up. The effect of this is that the prices of properties in the estate continue to appreciate.
