In the last few years, Ogun State has welcomed hundreds of companies, industries, thousands of people, who relocated from Lagos State especially, because of the Ogun State’s simple business policies on land titles and other related matters, most especially.
As it stands today and without doubt, Ogun State, has become an investment destination of choice in Nigeria, and that is possible because of the creative policy of exploring the inherent comparative advantage of the geographical location as the only neighbour that Lagos State has.
Presently, a lot of people, investors especially, are skeptical in investing in the Lagos housing sector. They feel the government’s actions, policies are discouraging. In the last few months, the Lagos State Government has demolished hundreds of houses across the state due to one issue or another. Some of these houses were said to have building approvals but still government agents’ went ahead to demolish them.
Another challenge making it difficult to build in Lagos is the fact that in Lagos, there are two many gatekeepers called government agencies. In Lagos, there are about 7 or more agencies that you must get their approvals before the commencement of a building project and that could take several months and a lot of money.
In Lagos, before construction, you must first of all get the Lagos State Physical Planning Permit Authority (LASPPPA) and this process can take months before approval. The Lagos State Buiding Control Agency (LASBCA) is also there to get approval. Lagos State Material Testing Laboratary, Lagos State Land bureau, etc. These are some of the agencies you have to deal with while building in Lagos.
In Ogun State, all these agencies operate flexible polices that allow any investor operate with ease.
A few months back, City People spoke with a popular developer in Ogun State. He revealed why he wants to remain in the state for more real estate businesses. According to him “here in Ogun State, people aren’t entirely worried about Cof O while buying landed property. With deed of assignment and family purchasing receipt you can apply for building approval and subsequently CofO.
In Ogun State, most of these building regulations are simplified for easy understanding: do not build on waterways or under high tension power lines; observe stipulated setbacks and airspace; use professionals in the built industry for your construction and obtain the necessary permits from the Ministry of Physical Planning and Urban Development, among others.
One of the most contravened building regulations is the development of perimeter wall fences around residential buildings. Most of the state’s planning regulations, such as the Ogun State Planning and Development Permit Regulations, expressly state that “in residential areas or residential uses, the front fences abutting a road shall be a maximum of 2100mm in height, made of maximum of 1200mm high solid component and topped with see-through metal grill or mesh of maximum 900mm high.
So, you hardly hear that a popular estate in Ogun State was brought down for violating government policy.
Again, building regulation in the state also addresses setbacks to water bodies and channels, stipulating a minimum distance of 150 metres between the property boundary and the ocean or sea shoreline at high tide; a minimum of 100 metres between the property boundary and the established bank of Ogun River; a minimum distance of 20 metres between the property boundary and the bank of a river, creek or stream; and a minimum distance of 10 metres between the property boundary and the edge of a gorge, canal or drainage channel.
Since the completion of the Lagos/Ibadan Expressway, more and more people have been going to Magboro, Arepo, Shimawa, Mowe corridors either to build houses or live. Presently, landed properties are still relatively cheap and safe compared to Lagos State.
Mowe especially, is gradually becoming a bustling new-found town, attracting all and sundry. Situated along the busy Lagos-Ibadan Expressway and among one of the adjoining towns from the Ketu-Berger axis of Lagos, Mowe is that outsized area, on both sides of the Lagos-Ibadan Expressway, covering the popular kilometre 45, Redemption Camp Ground of the Redeemed Christian Church of God (RCCG,).
The same as Arepo, Magboro, Isheri, Shimawa etc.
